The Grand, formerly known as Sun City Grand, was built between 1996-2005 as a Del Webb community and continues to thrive as a vibrant destination for active adults seeking connection, lifestyle, and exceptional amenities.

We are an age-restricted community with 9,550 homes and 252 condos. 
 
  • Up to 15% of the homes may be occupied by the age 45-54 owner or renter.
  • 85% of homes must be occupied by a person age 55 or older.
  • No children under age 19 are allowed to live in Grand.

Realtor Resources - For Sale and For Rent Signs

For Sale/Rent Signs

No more than one professionally lettered For Sale or For Rent sign may be placed on a Lot.

The sign must not exceed 18 inches by 24 inches and it may be double-sided. The overall height of the signpost from developer-finished grade, excluding mounds and berms, may not exceed 5 feet.

Two agent riders may be attached to the sign, each not to exceed 6 inches by 24 inches. Both agent riders may be attached at the bottom, but only one agent rider may be attached at the top.

Signs may include one tube or box for distribution of brochures. No other forms of advertising, including but not limited to flags, balloons, banners, or streamers, are permitted on or near For Sale or For Rent signs.

The sign and signpost must be removed within two working days following the closing of the sale of the Dwelling Unit.

Open House Hours & Signs

Open House Hours for which the public is invited for a walk-in inspection are permitted between 8 a.m. and 6 p.m. any day of the week.

Open House Directional Signs are only permitted to be placed in the Common Areas of The Grand on Friday, Saturday, and Sunday between 8 a.m. and 6 p.m.

Directional signs including the signpost must not exceed three feet in height from developer-finished grade, excluding mounds and berms.

No other forms of advertising, including but not limited to flags, balloons, banners, or streamers, are permitted on or near directional signs.

Only four directional signs are permitted per lot. This excludes the one For Sale or For Lease sign that is permitted on the lot.

Please note the following places where directional signs are not permitted in The Grand:
  • Directional signs are not permitted to be placed on Sunrise Boulevard or within one block of Sunrise Boulevard.
  • Directional signs are not permitted to be placed at the Bell Road and Grand Avenue entrances to The Grand.
  • Directional signs are not permitted to be placed in the medians.
  • Directional signs are not permitted to be placed on the sidewalks and roadways (public rights-of-way).
Directional signs can be placed on another owner’s lot if the other owner’s permission has been previously granted.

If signs are placed in areas where they are not allowed, or left after permitted hours, they may be removed by The Grand. Please contact our Standards Department to inquire about missing signs.
